The sites you are describing are Domainer's sites, and you aren't looking at the contractor's sites. Our sites don't have ads, or list multiples of contractors.
This site belongs to a contractor good enough to also have a forum.

See the difference? Now Google around again, and specify your locality so the results, beyond those estimating, lead generating sites, will be more relevant to your needs.

Best of luck to you building your first house, it’s an adventure. I would recommend talking to your neighbors and friends and see if they know any contractors they worked with in the past. Since I’m sure you already did that you should try http://www.jobtrio.com/ I found that they have a very easy to use search. They have the biggest list of contractors I have seen to date, plus you can write reviews and read their articles.

Contractors are pletifull, especially today!! Choosing the right contractor for such a large scale project is extremely imprtant. Each contractor should be "interviewed". Proper insurances, licenses, references should always be provided. Check some of your local papers, not all contractor advertise on the web, or in large publications. There are alot of quality contractors who like to keep things local.

I got tired of contacting contractors and then not getting my calls returned so what I do is I post on Craigslist for my city of the project under where the contractors usually post to advertise their services. Now its like a reverse ad, I get contractors all contacting me, then I schedule a time for them to all show up at once if possible or at least overlapping so they can see that I am getting multiple bids. It seems to work well and keep them on their toes and competitive.

I have designed my dream home, and would one day like a professional architectural designer to convert the floor plans I made into into a more practical, smaller design that does not sacrifice what I want and that meets building code standards. I have actually been hoping that one day Sarah Susanka will help me gain exactly what I want -- toss all all the "rules" on conventional home design and do whatever it takes to realistically bring my dream home to life. My design is nothing extremely fancy in terms of shape, there are just a lot of themed rooms I want. I won't need an architectural designer for probably another two years (basically, not until I am financially ready), but I would anyone to who has any advice or suggestions to reply. Also, budget is not an issue yet because I do not know what my budge will be when I begin this project.

FInd the right contractor to help you! Get permits, and your set. But find someone good to help.
